Moving from California to Las Vegas: What Homebuyers Should Know

Thinking about trading California traffic, high housing costs, and state income taxes for a fresh start in Las Vegas? You're certainly not alone!

Southern Nevada has long attracted California residents looking for a change of pace, whether that means buying their first home, getting more space, relocating for work, or enjoying retirement in the desert.

But before you pack up the moving truck and head east on I-15, there are a few things worth knowing about buying a home and living in the Las Vegas Valley.

1. Your Housing Budget May Go Further

One of the biggest reasons California buyers consider Las Vegas is the opportunity to get more home for their money.

Depending on where you're moving from, you may find that your budget opens the door to features that felt out of reach in California. Think larger floor plans, three-car garages, swimming pools, spacious backyards, or even a single-story home with mountain views.

Of course, home prices vary significantly throughout Southern Nevada. A luxury home in Summerlin will have a different price point than a home in North Las Vegas, Henderson, or an established neighborhood closer to the center of town.

The key is figuring out which areas offer the right combination of location, lifestyle, and value for your needs.

2. Nevada Has No State Individual Income Tax

This is a big one!

Nevada does not impose a state individual income tax, which can be an attractive financial benefit for people relocating from California.

However, you'll still want to consider the complete picture, including property taxes, sales taxes, homeowners insurance, vehicle registration, and other living expenses.

If you're moving while continuing to work for a California employer, or you'll still receive income from California sources, it's especially important to speak with a qualified tax professional. Moving to Nevada doesn't automatically eliminate every California tax obligation.

3. The Las Vegas Valley Is Much More Than the Strip

If most of your Las Vegas experience involves hotels, casinos, and weekend getaways, you might be surprised by what everyday life looks like here.

The Las Vegas Valley is filled with residential neighborhoods, parks, walking trails, shopping centers, restaurants, and established communities. And each area has its own personality.

Here are a few popular places to explore:

Summerlin: Located along the western edge of the valley, Summerlin is known for its master-planned neighborhoods, parks, trails, shopping, dining, and proximity to Red Rock Canyon.

Henderson: Southeast of Las Vegas, Henderson offers everything from established neighborhoods in Green Valley to newer master-planned communities, including Inspirada and Cadence.

Centennial Hills and Northwest Las Vegas: These areas attract buyers looking for newer homes, suburban neighborhoods, mountain views, and, in certain locations, larger lots.

North Las Vegas: With a mix of established neighborhoods and newer developments, North Las Vegas offers a variety of housing options and price points.

Boulder City: Looking for something with a smaller-town atmosphere? Boulder City offers a different pace of life, charming neighborhoods, and convenient access to Lake Mead.

One of the benefits of working with a local real estate professional is discovering neighborhoods you might not have considered during your online search.

4. Yes, the Summers Are Hot. Really Hot.

Let's address the elephant in the room. Or, more accurately, the giant glowing ball in the sky.

Las Vegas summers are hot, with temperatures frequently climbing above 100 degrees. If you're moving from coastal California, there's definitely an adjustment period.

The good news? Our dry climate, generally mild winters, and abundant sunshine allow residents to enjoy outdoor activities throughout much of the year.

When shopping for a home, you'll want to pay attention to features that make desert living more comfortable, such as energy-efficient windows, a well-maintained air conditioning system, covered patios, ceiling fans, and thoughtful landscaping.

And if you've always dreamed of having your own swimming pool, Las Vegas certainly gives you plenty of opportunities to use one!

5. Homeownership Expenses May Look Different

Before purchasing a home in Southern Nevada, it's important to understand expenses beyond your monthly mortgage payment.

Many Las Vegas communities have homeowners associations (HOAs), and some properties may have multiple association fees. You'll want to review the costs, community rules, and amenities before making a decision.

Certain neighborhoods may also have additional assessments, such as Special Improvement District (SID) or Local Improvement District (LID) assessments.

Property taxes work differently in Nevada, too. Clark County has a tax abatement program that generally limits annual property tax bill increases to 3% for qualifying owner-occupied primary residences. That doesn't mean every homeowner's total tax bill is limited to 3% of the home's value, so it's important to understand the actual property taxes associated with a home.

These are all details worth reviewing before you fall in love with a property.

6. Desert Landscaping Comes With Its Own Rules

If you're accustomed to lush green lawns, you'll notice that landscaping looks a little different in Southern Nevada.

Desert-friendly landscaping is common throughout the valley, with decorative rock, drought-tolerant plants, trees, and artificial turf replacing traditional grass in many yards.

Southern Nevada also has water conservation regulations, including seasonal watering restrictions and limits on grass in certain residential properties.

The upside? Desert landscaping can be beautiful, practical, and relatively low-maintenance when properly designed.

And yes, you can still create an amazing backyard oasis with a pool, patio, outdoor kitchen, and plenty of space to entertain.

7. Buying New Construction? Bring Your Own Realtor!

The Las Vegas Valley continues to offer opportunities for buyers interested in newly built homes.

From contemporary townhomes to spacious single-story properties and luxury residences, new construction is available in communities throughout Las Vegas, Henderson, and North Las Vegas.

Builders may offer incentives such as closing cost contributions, mortgage rate buy-downs, or design center credits, depending on the community and current promotions.

Here's something important to remember: The friendly salesperson at the model home represents the builder, not you.

Having your own real estate agent can provide valuable guidance when comparing builders, evaluating incentives, reviewing contracts, and navigating the construction process.

If you're considering new construction, it's best to connect with your agent before your first visit to a builder's sales office, since builder registration and representation policies can vary.

8. Plan Your Move Around Your Lifestyle, Not Just the House

It's easy to get caught up in beautiful listing photos, but choosing the right location is just as important as finding the right home.

Before deciding where to buy, consider your daily routine.

How far will you commute? Do you want nearby hiking trails, restaurants, or shopping? Are you looking for an established neighborhood or a newer master-planned community? Would you prefer a low-maintenance property or a large yard with room for your hobbies?

If you're relocating with children, you'll also want to research school options and verify school assignments directly with the appropriate district.

Spending some time exploring different neighborhoods can make a tremendous difference in finding a place that truly feels like home.

9. A Little Preparation Makes a Long-Distance Move Easier

Buying a home from another state comes with a few extra moving parts, but it doesn't have to be overwhelming.

Getting pre-approved with a lender early, understanding your purchase timeline, and working with an experienced local agent can help keep everything organized.

If you're selling a California property before buying in Nevada, coordinating the timing of both transactions will be especially important.

And once you've relocated, remember to handle the practical details, including updating your driver's license, registering your vehicles, transferring insurance, and setting up utilities. Nevada generally requires new residents to obtain a Nevada driver's license and vehicle registration within 30 days.
